A Suburban Site Just Bid More For Land Than District 10
The tender result that made me pause this week, and how I read it for two different objectives.
The top bid for the New Upper Changi Road site in Bedok works out to $1,537 psf ppr. In simple terms, that is what a developer pays for every square foot it can build, before construction, before financing, before a single brick. If awarded, it is the highest rate ever paid for suburban residential land in Singapore, ahead of the previous record of $1,388 psf ppr.
Line it up against two projects that previewed in the same month:
Different locations, so never compare blindly. But land is the largest cost in any launch, and developers do not sell below it. Projects launching now sit on land secured in mid 2025. Everything tendered from here launches on 2026 numbers.
If You Are Buying To Hold
Amberwood sits on Plot 1 of a brand new District 10 precinct, eight plots in total. Plot 1 went at $1,432. Plot 2 next door drew a $1,491 bid this year. Plot 3, about 610 units, tenders around December 2026 and sets the next print. More supply is coming, but every future plot arrives on a higher land cost. Holding Plot 1 means holding the earliest land basis in a precinct that will build out around you.
If You Are Deploying With An Exit In Mind
Lucerne Grand carries the lowest land basis of this cycle, $405 psf under the new benchmark, beside an MRT at the doorstep of the Jurong Lake District. On a 1,000 sqft three bedder, that gap implies roughly $405,000 of quantum. The December 2026 tender is also the next visible price marker for the market you would one day sell into.
Know Your Objective First
Long term, or a defined horizon. The right entry follows from that, not the other way around. That is asset planning, not property hype.
If these numbers raise bigger questions about how your portfolio is structured, or you know someone who could use a second pair of eyes on a decision like this, I am on WhatsApp for a private conversation. And if the right move for you is to wait, I will say so.
