Walking Singapore Science Park: Why Commercial Belongs In A Wealth Plan
Six buildings in one afternoon with the CapitaLand team, and a reminder of why this corner of the island matters.
Most of what you see from me is residential. But commercial has always been part of my practice, and this tour felt a little personal. I graduated from NUS just next door, and I have watched this stretch reinvent itself ever since, into the address where Singapore's R&D and tech companies want to be, right beside one-north.
What is available across the six buildings we walked, from Geneo at the gateway to The Gemini deeper in the park:
- Grade A business park space and offices, from a 230 sqft suite to full floors of about 35,700 sqft
- Wet lab-ready units at Geneo, built for biomedical and deep-tech teams, with exhaust risers, floor traps and high floor loading
- Selected units fitted and ready for immediate move-in
Why A Wealth Plan Should Care
For a business owner, the premises decision is a capital decision: rent, fit-out, and the option to grow in place all land on the same balance sheet as the family home. For an investor, commercial sits differently from residential in both financing and holding costs, which is exactly why it deserves a considered look rather than a casual one. The right answer depends on your structure, so treat this as education, and speak to your own legal and tax advisers on the specifics.
There are honestly too many units and configurations to list on a page. I keep the full availability schedule, floor plans and asking rents with me, current as at the latest leasing schedule.
If your business is outgrowing its space, or you know a founder or GM planning their next office move, I am on WhatsApp. I will shortlist what fits. And if nothing here fits, I will be honest with you. No pressure either way.
